Cottages start at ₹8,000 a night for two adults, and that includes all your meals, the activities and taxes. For Oct 2026 to Mar 2027 the rates are: Forest Cottage ₹8,000, Valley View Cottage ₹9,000, Family Cottage ₹14,000, Private Plunge Pool Valley View ₹12,500, Private Pool with AC at Swapnagandha ₹13,500.
Four meals a day (buffet breakfast, lunch, evening tea with snacks and dinner) plus a welcome drink when you arrive. Activities are included too: the trek to Sunset Point and the waterfall, bird watching, the forest walk and night trail, pottery, folk dance and music by the villagers, and the swimming pool.

Monsoon runs from 1 Apr to 30 Sep, and Regular season from 1 Oct to 31 Mar. Most cottages cost the same all year. Only these change: Private Plunge Pool Valley View (₹11,500 in monsoon, ₹12,500 after) and Private Pool with AC at Swapnagandha (₹13,000 in monsoon, ₹13,500 after).
Festive dates are 20 Dec 2026 to 5 Jan 2027. We put out festive rates in October 2026. If you already know your dates, call us and we will hold a cottage for you.
One child below 10 stays free. Kids from 10 to 18 years are ₹2,500 extra with a bed. An extra adult is ₹3,000 a night with an extra bed, tax included.
No, it is charged separately. We can arrange it from Panjim, Margao, the airport or Belgaum for ₹6,000 for 2 people.
Check-in is 1:30 PM and check-out is 11:30 AM. We suggest 2 nights, so you have time for all the activities.
